Commercial leases often contain clauses whereby the tenant is responsible for both fixed costs such as monthly rent, as well as variable costs such as percentage of the building and grounds maintenance fees, as well as the real estate taxes and utilities. Many leases offer lease terms with options for extensions or renewal. Often, certain incentives for the tenant can be negotiated based upon the length of the lease term, the marketability of the leased space and other various factors. Tenants must also negotiate the ability to sublease the space should the tenant find a need to do so.
